Budget scope and roof-area assumptions

The January 2026 Arkansas statewide benchmark includes standard roof components, ordinary tear-off and disposal, with a 6:12 residential pitch assumption.

Surface mode uses roof area directly; footprint mode adjusts for pitch. Living area is different. Steep-roof labor and complex details are assessed separately.

What can change the price at your property

Roof size gives the starting budget. These conditions determine the rest of the replacement scope.

Roof shape and access

Valleys, dormers and intersecting roof planes create cutting and flashing work. A steep or difficult-to-reach roof can take more labor even when its surface area matches a simpler roof.

What is found under the covering

Damaged decking changes the work beneath the new shingles. An area-based example cannot determine that condition before the old covering is opened.

The roof system you choose

Shingle selection, ventilation changes and details at edges and penetrations affect the completed assembly. Discuss those components together so the budget relates to the work you intend to buy.

Use the area you already know

You do not need to measure a roof to use this page. These distinctions help when a previous estimate or measurement is already available.

Is this a quote for my roof?

No. It is a planning budget. A quote accounts for your roof’s condition, assembly and agreed work.

Why does changing pitch sometimes leave the amount unchanged?

When you select roof surface, that number already includes the sloping area. Multiplying it for pitch again would overstate the size. Pitch changes the calculated area only when the selected basis is footprint; it does not add a separate labor surcharge here.

Does the example include removal of old shingles?

Yes. Ordinary tear-off and disposal are included once. Concealed damage and unusual removal work are assessed separately.
